Your roof is just getting old - On average roof lifespan is approximately 20-25 years. Note that if your roof was not replaced completely, and it is more than 20 years old, odds are it is time for a new one.

Are you missing shingles shingles - If your shingles are buckling, curling or missing this is a sign your roof has reached the end of their lifespan. This is especially significant in roof valley areas, since water can start to enter your home, which could cause further damages. 

Shingle pieces or granules found in gutters - If you are finding pieces of your shingles in your gutters or are starting to see an inconsistent color across your roof, it may be time for a new roof.

Check your attic - Once in awhile, you'll want to check your attic, to see if you can see right through your attic ceiling to daylight.  Also, check to see if any of your insulation is holding moisture.  If this is the case, it is time for a roof replacement.

Chimney flashing - If your chimney is flashed with roof asphalt or equivalent, and it starts to show signs of cracking, separation, you are at risk; this should be replaced with a long-term solution such as a metal flashing system.
