Contact your insurance company to file a claim for damages caused to your property.
Your insurance company will send an adjuster to inspect your properties storm related damages. They'll write up a repair estimate and send you a copy. Note that your insurance adjuster typically uses Xactimate, which is an estimating software used to write your itemized estimate and to approve the scope of work.
Once you have your insurance adjusters estimate, we'll set an appointment to complete our evaluation. We'll then compare our estimate to your insurance companies. If we find your adjuster missed any items we'll submit a supplement.
We'll provide you a contract packet to review & execute. It will outline the projects scope of work, materials, upgrades and warranty agreement. You'll select the roof system, make necessary upgrades & select your shingle color.
We'll then schedule a start date for repairs.
Your deductible is your out of pocket expense.
TexasHB2102 Section 27.2 Texas requires a person insured under a property insurance policy to pay any deductible applicable to a claim made under the policy. Insurance companies will request reasonable proof of the deductible payment before releasing the final claim check to the policy holder. The new law makes it a Class B misdemeanor (punishable by a jail sentence of up to 180 days plus a $2000 fine) for Contractors to pay, waive, absorb, rebate, credit, or otherwise decline to charge or collect the property owner deductible.
We provide our clients a payment schedule outlined in our contract. Homeowners should be weary of contactors who ask for all the money up front, your "ain't right meter" should go off.
Typical Insurance Company Payment Schedule
After you insurance adjuster completes their estimate, your insurance company will release payment. The amount will all depend on the adjusters estimate. Insurance companies will mail the first check ACV minus your deductible. If you have a RCV policy, then the recoverable depreciation money will be released upon completion of all work.
Remember, your deductible is your responsibility and owed to the contractor.
Note, that your insurance company may place your mortgage company on the check. This is to protect your mortgage companies interest. Do not sign the check when sending to the mortgage company, unless requested by them. To be on the safe side, contact your mortgage company and determine who they want to handle.
The recoverable depreciation check will be released once the contractor has completed the repairs. Once we've completed your repairs, we'll submit our supports (final invoice, letter of completion, photos of work completed with or without supplements.)
Manufacturer warranty will be registered after all payments have been made.
(ACV) "Actual Cost Value" - is (RCV) minus Depreciation
(RCV) "Replacement Cost Value" - the full cost of the repair/replacement.
(DEPREC) "Depreciation" - is the decrease in fair value of the roof due to age.
